EQUITY RELEASE AND REMORTGAGE

We like nothing more than helping our clients to enjoy an active happy lifestyle in Turkey - and for our investor clients to maximise their profits.

That`s why we are pleased to offer existing owners of Turkish property the opportunity to release up to 70% of the CURRENT value of their property in cash.

So if you bought at a lower price and prices have risen since, it might be possible to get all your money back. Then - if you rent your property successfully, you might be able to pay your new mortgage from rental income. End result: you get the property for nothing!

Investors can also keep the property whilst taking the profit, and can use this mortgage to also buy further investment property.

But remember:

You must still meet the normal mortgage application criteria, and have sufficient income to meet the repayments.

You must be the owner of the property (and have the Title deeds in your name)

You must be able to show how and when you originally paid for the property via Bank transfer.

You can use the cash released for MOST purposes - but not to start a commercial or speculative venture/business (like opening a bar or restaurant, or investing on the stock-market!)

Here are the 3 different options for you:

IF YOU HAD THE TITLE DEEDS TRANSFERRED TO YOU IN THE LAST 12 MONTHS:
This is POST-FINANCE and EMPLOYED and SELF-EMPLOYED applicants can release up to 60% of the current value in cash.

IF YOU HAVE OWNED THE PROPERTY (Title Deed in your name) LONGER THAN 12
MONTHS:
This is EQUITY RELEASE and is available only to EMPLOYED applicants.

IF YOU HAVE A MORTGAGE WITH A TURKISH BANK AND WANT TO MOVE TO A BETTER RATE:
...then you can apply to RE-MORTGAGE, replacing your original loan and releasing any additional equity in cash.

Rates for these products are slightly higher than a normal mortgage.
